Terms and Conditions
These terms and conditions apply to the rental of our rooms and our other services.

Check-In/Check-Out
  • Check-in from 14:00 o´clock
  • Check-out until 11:00 o´clock
By appointment other times are possible, up to 50 % of the daily rate might be charged.

Breakfast - Lunch and Dinner
All room rates are included breakfast, starting from 8:00 until 10:00 o´clock.
We also offer lunch and dinner on your request.

Children
Children under 10 years could stay in parents bed for free, for older children the full price will be charged. A extra bed is currently not provided. Please note that children under 10 years should be under parental supervision.

Smoking
Due to the risk of fire smoking in the rooms and on the balcony is not permitted, the same applies for candles and open fire.

Food
Durian and mangosteen fruits are not allowed in our hotel. Thank you for your cooperation.

Pets
It is not allowed to take any pets to the rooms.

Booking
Offers and reservations are subject to change and are only valid through our confirmation. Any deviation from the confirmation is accepted by paying the deposit.

Prices and Payment
The shown prices are inclusive tax, service and included breakfast. Please ask for deposit, as it varies according to the demand and the period until the arrival. Payments must be made prior to arrival, within 7 days after reservation in one amount in THB by PayPal, otherwise the booking will be canceled. Exchange rate differences and bank charges are on the customer risk.

Cancellation and Changes
Cancellations and changes must be written. For cancellations we charge:
  • - two month prior to arrival, cancellation is free of charge,
  • - more than 14 days prior to arrival, we charge 50% of the deposit and
  • - less than 14 days prior to arrival, we charge the deposit.
On no-show we charge the deposit. In case of early departure, we charge three extra nights additional to your stay.

Liability
Any alteration, modification or cultivation of the room and the equipment is prohibited. The customer is liable for damage to buildings and inventory, which are caused by him, his family, his guests or his third parties. For loss or damage of personal property, the company is not liable. Lost or forgotten property will be forwarded on request with a fee and are kept maximum of three months. Claims for damages against the company, except for willful misconduct or gross negligence, are excluded.

Miscellaneous
The use for other than for vacation and overnight is not permitted. Place of performance and payment is the registered office of the company. The thai law applies.
